Fix & Flip deals are the heart of the fund — what started it all and continue to drive returns. We work with vetted flippers who renovate homes over a typical 3–6 month span and sell on the open market. Shorter-term, higher-velocity deals.

Subject-To deals are run exclusively by the Bull & Bear team — we are the sole operator and are fully hands-on throughout. Deals typically run 6–12 months with options to extend to the tenant. Highly protected — the equity of the homes always outweighs the investment — however less liquid than Fix & Flips and can tie up capital for longer terms.
